根據《中華人民共和國合同法》等有關法律、法規的規定，遵循平等、自願、公平和誠實的原則，雙方就辦公房屋租賃事宜經協商達成協議如下：
第一條 租賃場地
乙方承租甲方位於 的辦公房，面積 平方米，用途以甲方營業執照核准的經營範圍為準。
第二條 租賃期限
自 年 月 日起至 年 月 日止,共計 年。
第三條 租金
本合同租金實行(一年/季)支付制，租金標準為： 元/年;租金每 年支付一次，首次租金於 支付。
第四條 甲方權利義務
1、依法制訂有關治安、消防、衛生、用電、營業時間等內容的各項規章制度並負責監督實施。
2、協助各級行政管理機關對違反有關規定的乙方進行監督、教育、整頓，直至單方解除合同。
3、應按約定為乙方提供場地及相關配套設施和經營條件，保障乙方正常經營。
4、除有明確約定外，不得干涉乙方正常的經營活動。
第五條 乙方權利義務
1、有權監督甲方履行合同約定的各項義務。
2、應按照約定的用途開展經營活動，自覺遵守甲方依法制訂的各項規章制度及索票索證制度，服從甲方的監督管理。
3、應按期支付租金並承擔因經營產生的經營費用，包括稅費，水、電等生活費用。
4、應愛護併合理使用市場內的各項設施，如需改動應先徵得甲方同意，造成損壞的需承擔修復或賠償責任。
5、應按照各級行政管理部門的規定，本著公平合理、誠實信用的原則合法經營，不得損害國家利益及其他經營者和消費者的合法權益，並承擔因違法經營造成的一切後果。
6、將場地轉讓給第三人或和其他租戶交換場地的，應先徵得甲方的書面同意，按規定辦理相關手續。
7、應按照甲方的要求提供有關本人或本企業的備案資料，包括身份證明，營業執照等。
8、建築物外立面及建築物內部非乙方承租場地範圍內的廣告發布權歸甲方所有，未經甲方同意，乙方不得以任何形式進行廣告宣傳。
第六條 合同的解除
乙方有下列情形之一的，甲方有權解除合同，乙方應按照租金的10%的標準支付違約金：
1、未按照約定的用途使用場地，經甲方兩次書面通知未改正的。
2、利用場地加工、銷售假冒偽劣商品的。
3、進行其他違法活動累計達兩次或被新聞媒體曝光造成惡劣影響的。
4、將場地擅自轉租、轉讓、轉借給第三人，或和其他租戶交換場地的。
5、逾期三十日未支付租金的。
6、違反甲方依法制訂的規章制度情節嚴重或拒不服從甲方管理的。
甲方或乙方因自身原因需提前解除合同的，應提前三十日書面通知對方，經協商一致後辦理解除租賃手續，按照月租金的10%的標準向對方支付違約金，其他手續由乙方自行辦理。因甲方自身原因提前解除合同的，應減收相應的租金。
第七條 其他違約責任
1、甲方未按約定提供場地或用水、用電等市場內的.經營設施致使乙方不能正常經營的，應減收相應租金，乙方有權要求甲方繼續履行或解除合同，並要求甲方賠償相應的損失。
2、乙方未按照約定支付租金的，應每日向甲方支付遲延租金20%的違約金。
第八條 爭議解決方式
本合同項下發生的爭議，由雙方協商解決或申請有關部門調解解決，協商或調解解決不成的，按下列第 種方式解決(只能選擇一種)：
1、提交相關仲裁委員會仲裁;
2、依法向經營所在地人民法院起訴。
第九條 本合同自雙方簽字蓋章之日起生效。本合同一式貳份，甲方壹份，乙方壹份。
第十條 雙方對合同內容的變更或補充應採用書面形式，並由雙方簽字蓋章作為合同附件，附件與本合同具有同等的法律效力。
